New Venture Coffee Shop

Open in Dec 2008 Based on the ground floor of a 5 floor office block on the edge of Warrington Town centre. At present the ofice block has aprox 30 people working there,with a potential of 200 when all offices are full.It has a double door to reception and offices and has a door directly onto the main street. The building is directly opposite to the Park and has the potential to flurish in the summer months.We have regulars both from offices and outside and as we are close to one of the main stations in Warrington we get that passing trade.
Business Consists of All fixtures and fittings which all were bought prior to opening apart from two head coffee machine. This was fully serviced prior to starting. Counter, Counter Top Chiller Display, Hot Unit Display, Stainless Cooker, Double Panini, Toaster, 5ltr Urn, (Coffee m/c also makes Tea.)Ifra Double Grill, Chairs, Tables Crockery etc. Phone Line and Card Machine. (the latter 2 would have to be signed over)
Lease is for 6 years with an option after 3 Years. Monthly Rent is £608 + a yearly service charge of £500 for the building.
Reason for sale. We are an outside catering organisation, and due to the current economic climate we expected to lose turnover, ther for we had built this venture to compansate. We did not lose business and time for the Coffee Shop is restricted to 0900 to 1500 x 5 days per week. It needs more effort and commitment to make it go forward, and this I can not give at present. Front of shop now completed and new tenents moving into Office Block. As the business grows, so will the price. It now meets all costs and is growing steadely.only realy intrested parties only ?
